About Nick Caravaglia

A Utah native, and a Park City resident for more than 47 years, Nick has nearly half a century of local knowledge. This is informed in no small part by a quarter of a century with one of Park City’s largest property management companies.

Nick brings over 30 years in hospitality and property management.Working with budgets and financials, he has personally overseen over $12 million in remodeling projects. His vast network of local business contacts has been a boon to out-of-town owners buying Park City properties.

Nick’s partnership with Carol Anne Kret in Elevation 7 Realty brings to the company an in-depth understanding of property management, the nightly rental market, and the unique interests of second-home property buyers. Nick’s unique skill set in the luxury real estate market offers the income-property buyer many of the tools required for success.

Nick and his wife Hilary love raising their two daughters here in Park City. He never tires of the area’s beauty (particularly when he’s on the golf course).

2007 – Present: Nick and Carol have been partners since 2009, and have been Keller Williams’ Top Selling Team in 2012, 2013, 2014, 2015, 2016, and 2017. Nick is equally comfortable in representing both sellers and buyers where his vast and extensive knowledge of the market and property management, formed by 25 years of experience with one of the largest management companies in the Park City area, is a huge benefit to his clients. 

THE LOWELL: Manager 

2007 – Present: In 2006, the owners of the Gables took the building down to concrete flooring and started a total remodel. In 2008 the project was reopened as The Lowell. Nick was involved with this developer from the beginning. He provided guidance and input on product style and amenities and was instrumental in the creation of the condominium documents and HOA. Nick is presently the HOA and Property Manager. As the manager of the Lowell, Nick sits on a committee with Vail Resorts, consisting of base area property managers working together to create a symbiotic working relationship between all entities (The Lowell, Vail Resorts, Marriott Mountainside, Lodge at the Mountain Village, Resort Plaza, and Village Loft). This may evolve in to a RVMA such as exists at the Canyons. 

BLACKSTONE: Listing Agent 

2015 – 2016: Carol Anne heard about the development, and knowing the developers, Nick reached out to Harrison Horn Sr. The developer responded to Nick’s call and ultimately chose to work with E7 as their exclusive listing agents. Their goal was to spend as little on marketing as possible, and that was certainly achieved. Coupled with an unorthodox sales plan that was not well received in the local Park City real estate community, there were several challenges with many of the local Brokerages and Agents in town. In spite of this, Carol and Nick sold 22 of the 32 units,19 of which were sold from plans prior to completion of construction, and well before CO’s were issued. 

MOUNTAIN VACATION MANAGEMENT: Owner 

2009 – to Present: In 2009, Nick formed Mountain Vacation Management, a management service company. Through this company Nick provides homeowners association management for condominium projects in Park City including the Lowell, Black Bear Lodge, Empire House, Park Station Timeshare Association and Boothill. In addition, Mountain Vacation Management provides vacation home management services to the out-of-town owner. 

VILLAGE RESORTS, DAVID HOLLAND’S RESORT LODGING: Vice President 

1982 – 2009: Nick worked for one of Park City’s largest property management companies for over 25 years where he was the company’s primary liaison with individual property owners. Nick managed most of the base area properties including the Gables (Lowell’s previous incarnation), the Lodge at the Mountain Village (also known as Resort Center), Village Loft, and Shadow Ridge going back to the early 90’s. Nobody knows the base area, the history, and the relationships as well as Nick. Additionally he was in charge of all of the Home Owner’s Associations that the company managed. With more than 30 years in the hospitality and property management field, Nick has worked with budgets, financials, and has overseen more than $12 million in remodel projects. 

CONSULTING 

Nick has also worked as a consultant for various local projects and developers including American Skiing for the Sundial Lodge, the Grand Summit, and the Canyons when the RVMA was being contemplated.
